Marketing 101: Understand the Buyer
Give buyers the info they want . . . before they drive away.
Homebuyers typically start researching homes online. But when they are really ready to make a move, they get into their car and drive through neighborhoods. You just can’t get a feel for the community from the Internet.
A recent study from the National Association of Realtors confirms this. Yard signs are the third most important source of information about a home.
When somebody calls for more information while they are sitting in front of your home, this is great news for you. This is probably a serious buyer who is very close to making a decision.
Yet most home buyers who are “touring neighborhoods” have had the same experience. It’s Sunday afternoon and they see home they like. They call the office or the agent listed on the sign to find out more. Many times, they find that the office is closed or the agent is unavailable. This does two things that hurt the seller:
It frustrates the buyer. Nobody likes it when they are interested in buying something and can’t get help.
It forces the buyer to drive away and keep looking. They can easily become interested in a different property.
We live in a world where consumers expect instant information . . . .
in a culture where buyers expect immediate service . . .
in a market where buyers have lots of choices.
